What happened

The UK Financial Conduct Authority published a warning on 15 October 2026 that Property Insight, using the website https://thepropertyinsight.com/, may be providing or promoting financial services or products without FCA permission and may be targeting people in the UK. The FCA says the firm is not authorised and advises people to avoid dealing with it and to beware of scams.

How the scam works

The FCA says almost all firms and individuals must be authorised or registered by it to carry out or promote financial services in the UK. If you deal with an unauthorised firm you won't have access to the Financial Ombudsman Service, and you won't be protected by the Financial Services Compensation Scheme if things go wrong, so it is unlikely you would get your money back.

Unauthorised firms often use websites and phone numbers that look professional, and may give contact details belonging to another business so that the information looks genuine.

Note: the FCA warning does not describe how this firm approached people; this section reflects the FCA's general guidance.

Red flags

  • A firm offering investments or financial services that isn't on the FCA Register.
  • A property investment offer from a firm you can't find on the FCA Register.
  • Unexpected contact by phone, email or social media about an investment.

If you were targeted

  1. 1Don't deal with the firm or send it money.
  2. 2Check any financial firm on the FCA Firm Checker and use only the contact details listed there.
  3. 3If you sent money to a fraudster on or after 7 October 2024, contact your bank: you may be covered by Payment Systems Regulator reimbursement protections.
  4. 4Report the firm to the FCA and report fraud to Action Fraud (or Police Scotland).
